The Maintenance Technician (MT) is responsible for the front line repairs and maintenance to our facilities.
Each MT will work within a specific territory, but may be asked to overlap with other team members to complete projects.
The MT must be skilled in property maintenance trades including plumbing, electrical, carpentry, and HVAC management.
The goal of each MT is to identify and make repairs to systems and limit the downtime of any location or studio unit so that our tenants can maximize their revenue generation within our properties.
The MT is expected to be a leader in the field through knowledge of fundamentals of maintenance as well as demonstrate a professional and positive approach their work and our clients.
We expect our MT to set the tone of our relationship our tenants, be positive and supportive of their success, and create a positive experience for anyone - tenant or client, who visits our facilities.
Areas served will include Newport News to Williamsburg.
Key Responsibilities and Accountabilities Perform preventative and requested maintenance in our facilities including repairs, rehabilitation, and move-in activities for our clients in their tenant units Lead other maintenance technicians by example, including attitude, professionalism and knowledge Work independently to complete work order requests Coordinate with team members to maximize efficiency, minimize downtime and deliver results Understand construction/repair processes to complete tasks efficiently and with cost in mind Support external contracted vendors with their projects to make sure external fees are minimized and work is completely properly the first time.
Skilled at using all necessary tools and equipment.
Skills, Knowledge and Personal Characteristics Positive and friendly attitude who supports our end-user tenant and their clients Establish a professional rapport with our tenants where they can help complete tasks but also recognize when tasks require additional fees (e.
g.
able to say no or check with Manager) Able to work independently and without direct supervision.
Very trustworthy and have a strong moral compass for right and wrong.
Strong skills with trades, especially plumbing, electrical, carpentry, painting, and HVAC as well as comfortable recognizing the limits of their skills and when an outside vendor will be a more efficient solutions.
Able to use on-line apps and database on smartphone to support their daily, weekly and monthly tasks.
Requirements; 5 years of significant trade skills as a maintenance or repair technician, very personable with end-user clients, good communication and able to document issues and resolutions, willingness to learn new skills.
